When representing buyers, we negotiate the purchase and sale agreement, review the title, obtain the plot plan and municipal lien certificates, prepare closing documents, and collaborate with all parties to coordinate and schedule the closing. Many years of successful transactions and knowledge of local practices enables the firm to provide buyers with a smooth and efficient home buying experience.
Our firm is dedicated to helping you navigate the many aspects of selling your home. When representing sellers, we provide the following services on your behalf: review the offer to purchase; draft and negotiate the purchase and sale agreement; obtain mortgage payoffs; prepare closing documents (deed, trustee certificates, and homestead release); prepare and act as limited power of attorney at closing (upon seller direction); review all closing documents; and attend the closing. Throughout the process, we will communicate with you and help ensure that you understand the requirements of selling your home.

Our many years of experience in handling commercial real estate transactions as well as our long-standing presence and involvement in the local community help clients realize their goal of owning commercial real estate on Cape Cod. The firm will assist and guide you through the entire process, from negotiating the contract through the closing. The firm is an agent with numerous title insurance companies and we maintain a close relationship with their underwriters. Our proficiency allows us to resolve issues that arise during the title examination quickly and efficiently. We are able to provide solutions that help a transaction stay on track, and still provide protection to the buyer and the lender.
